The appraiser takes photos and looks at the foundation, roof, siding, yard, and any outbuildings including sheds and garages. Interior access to outbuildings is typically needed as well.
Inside, the appraiser will walk through each room to take photos and confirm the room count as well as note the condition of the interior (updates, repairs needed, wear and tear). Depending on the loan type, they will also make sure the utilities and appliances are functional.
Your appraiser may have questions regarding updates made or repairs completed, as well as the age of major components like the roof and windows. Make sure all interior rooms and exterior outbuildings are accessible, including items like the electrical panel, oil tank and attic access. If you have prepared a list of updates/improvements, have it printed and ready to hand over to the appraiser for review. Once the inspection is completed, the final report will be delivered to the appraiser's client. If you are having the appraisal done for a loan, the report will go directly to the lender and only they can share it with you!
